Nov. 9, 2011 – Florida’s existing home and
existing condo sales continued to show gains in third quarter 2011 compared
to the same period a year earlier, according to the latest housing
statistics from Florida Realtors®. Condos continue to be foreign buyers’
residence of choice with condominium sales accounting for more than 70
percent of purchases. International buyers are are largely cash buyers. 91
percent of Canadians who bought property in Florida paid cash, 90 percent of
Western Europeans, and 88 percent of Venezuelans, according to the latest
international report by the National Association of Realtors.

The listing price on a short sale is not a solid commitment to sell at the
advertised price. A short sale is a property that sells for less than the
seller's mortgage balance which creates a loss for the seller's lender. Most
times asking prices will or will not, reflect a price that the seller's
lender is willing to accept. The listing real estate agent decides how to
price the real estate property. Some advertise condos at an unrealistic low
price on the real estate to attract buyers and to get a contract to submit.
The lenders give no advice on the price they'll accept, until after they
have a contract submitted. Many times they will when the lenders approval is
given, it could contain conditions that the seller can't or won't comply

just market value of any piece of real estate ?" It's easy to research
comparable sales data - when the market is composed of traditional listings
with average selling timeframes. Considering the large amount of bank owned
REO properties and short sales ... the market has become somewhat lopsided
and it's more difficult to get a handle on what a given piece of real estate
is worth. It's critical that an experienced agent is contacted and trusted

requires extra skill and knowledge.
